ENERGY EFFICIENCY

The principals of Gulf Pacific have a 50% interest in Enerpro Systems Corp. — North America’s only provider of full-service, intelligent, energy management programs for new construction and infrastructure upgrades in retrofitted buildings.

This association was forged to reduce operating costs in our clients’ properties. The Enerpro system reduces consumption of electricity, gas, and water – resulting in significantly lower operating costs. This system is now used in many of our clients’ properties, providing environmental benefits and cost controls, and resulting in improved market values.

Enerpro has a number of LEED AP accredited employees who are considered an ‘extension’ of Gulf Pacific’s property management staff.

TENANT RELATIONS

We are experienced negotiators with key anchor tenants and focus on managing their relationships. They are our customers and contribute to the value of your asset. Securing the right tenant mix increases traffic, improves occupancy rates and cash-flow, and ultimately results in higher asset market values.

Industrial

This portfolio consists mainly of freehold or strata owned business parks in British Columbia and Alberta. Our clients are investors and owner/occupiers in service, light industrial, and distribution.

Residential

Primarily multi-unit, mid-rise apartment buildings in our major urban centers such as 93 units in scenic Seaside Place, Victoria, BC and the traditional character of Cathedral Court in Peterborough, ON.

Office

The largest single office property under our management is 305 Milner Offices with 268,031 square feet of GLA located in Scarborough, Ontario. We have provided full-service property management for them since 2000. 

Retail

Our largest property class includes Creekside Village, our smallest, most remote property at 9,427 square feet of GLA located on Salt Spring Island, BC.

Property Management

Diligent handling of day-to-day property management tasks, including building and site maintenance, lease administration, on-site management, collection of rents, payment of operating expenses and, of course, formal reporting to the owner.

Asset Management

Leasing, tax assessment appeals, arranging financing and re-financing and project management for expansion; major renovations; tenant improvements; redevelopment, rezoning.

Leasing Services

We recruit the best match for your leasing requirements and market – helping you achieve the right tenant mix. In addition to managing lease agreements and filling vacancies, we can negotiate the sale or purchase of your properties.

Project Co-ordination

Management of tenant improvements, common area upgrades such as lobby and washrooms, roof replacement, HVAC upgrades and replacements, building envelope, 5-year capital plans; oversight of design professionals, permitting, trades and inspections; tenant satisfaction and retention.

Property Development

We coordinate activities ranging from the expansion and total design/construction of retail, commercial, and industrial projects, arranging finance, budgeting and forecasting, to leasing overviews — all with the goal of adding value.

Due Diligence

The industry experience of Gulf Pacific’s senior team helps us identify potentially costly issues that improve your negotiating position in property acquisitions. We also identify new or under-developed opportunities that can be capitalized on quickly.

Hands-on Management Style

We make regular site visits. Some for general inspections; some to liaise with site staff and tenants; and some with trades and professionals working on properties. This helps us recognize opportunities that benefit you.

First Nations

Our work with First Nations began in 1965 when we negotiated land leases for the Cowichan Tribes on Vancouver Island — one of our longest-standing clients. Work continues with the Tzeachten, the Squiala, and others.
